DESCRIPTION
The available space comprises a self-contained air conditioned office suite located on the ground floor of the pavilion style wing of The National Archives.
The current configuration of the space is for three large meeting rooms. There is also a dedicated kitchen within the suite. Alterations to the layout to better suit an incoming tenant’s requirements are allowable, the final specification of the changes would be jointly agreed and work completed in advance of occupancy. Access to the suite will be controlled via individual security passes for employees to ensure privacy for the tenant.
Immediately outside the suite are male, female and disabled shared use toilets as well as wider access to the restaurant and public spaces. Meeting spaces can be made available by separate arrangement including use of the 150 seater auditorium and other meeting rooms within The National Archives.

TERMS
The suite is available on a new full repairing and insuring lease by way of service charge, for a term to be agreed. The lease will be contracted outside the Security of Tenure Provisions (sections 24-28) of the Landlord & Tenant Act 1954, part II, as amended.

The National Archives is located close to the banks of the River Thames, just off the South Circular/A205 Mortlake Road between Kew Bridge and Chiswick Bridge and benefits from an excellent choice of public transport links. The property is approached via Bessant Drive (for SatNavs use the postcode TW9 4AD).
Kew Gardens Station is within a short walk and offers both underground (District Line) and London Overground services. Kew Bridge Station is also within 1 mile and is served by South West Trains service to Clapham Junction and London Waterloo. The R68 bus route (from Hampton Court via Richmond) terminates by the entrance to The National Archives and a number of other bus routes stop nearby.
Junction 2 of the M4 is 1.5 miles away offering a direct route to Heathrow Airport and the M25 motorway.
Kew Retail Park is immediately adjacent to The National Archives and comprises a Costa, M&S (food and clothing), Boots, Next, TK Maxx, Sports Direct and Gap stores.
